Make sure you and your landscaper have a clear understanding of how your property will be graded to direct storm runoff away from your property. You should be aware that grading of your property should be the first step prior to any landscape items being installed.

What often times happens is that usually the home builder blame the landscape or pool builder and the landscape or the pool contractor is blaming the home builder for the drainage problems. Unfortunately, many times the homeowner is the one left footing the bill of often several thousand dollars because the builder or landscaper or pool company have gone out of business and are nowhere to be found or the warranty has expired. Certainly is a fact that it is usually a combination of all of the contractors involved that contribute to drainage problems. You as the homeowner should be vigilant in making sure that during every step of the building process that all contractors are paying attention to grading, drainage and erosion control.
